We have extensive experience of designing new build and conversion schemes for residential, commercial, retail and many other types of proposals.
We can provide existing drawings from site dimensional surveys undertaken in-house to fully detailed proposals plans of both new buildings and site layouts. Specific details can be prepared for the respective scheme including design detailing, sections and specifications.
We have full CAD integration and can readily transfer drawings to and from other specialists such as engineers, land surveyors or building services contractors.This ensures full integration of drawing data between professionals and contractors.
Building Condition Reporting
We can carry out building condition surveys and reporting as part of change of use planning applications or to provide a report for an existing building or building element.
Building Regulations Applications
We have vast experience of preparing and submitting applications to satisfy the Building Regulations including plans, details, specifications, ‘U’ value calculations, thermal heat loss calculations and services design.
We can provide detailing of specific elements of the design and work closely with other consultants such as structural engineers in providing a comprehensive building design. Specifications will be prepared as part of the Building Regulations application that can be used by contractors for basing estimates or providing detailed quotations for the proposed work.
Depending on the type of project, we can prepare full details for a 'Full Plans' application or make submission under the 'Building Notice' for smaller projects and will advise on the most appropriate route of application under the Building Regulations.
Design Statements and Access Reports
To accompany planning applications, we can prepare Design Statements and Access Reports which are becoming increasingly required by Local Authorities as part of the planning application.
Illustrative and Perspective Drawings
We can prepare illustrative and 'artist impression' style drawings to show how the proposed development may look to assist with planning applications or for later marketing purposes.
This approach works well with historical buildings and planning 
applications such as barn conversions or integrating the proposed development in to an existing street scene.
Photographic Reporting and Photomontages
Using existing digital photographs or aerial photographs, we can digitally prepare 'artists impressions' of proposed developments to show how the proposed development may look to assist with planning applications.
We can do this in a similar way to hand drawn images but digital retouching can provide a more realistic interpretation of a proposed development.
