Planning Feasibility Assessments
We can prepare reports and feasibility studies on the planning potential of land or buildings for development or advise on the development options for a prticular site or type of development.
This kind of assessment will typically include site visits, searches of local services and utlities, searches of council planning files and comparison with similar types of development within the area. Reference will be made to the Unitary Development Plan, Local Development Plan or Structure Plan for the area as well as National Planning Policy such as Planning Policy documents, Technical Advice Notes and other statutory documents falling under the relevant Planning Acts.
Planning Applications
We can prepare planning applications and advise on the most appropriate route of application for the proposals given the specific requirements of the land or site. Submissions will typically be made to the local planning Authority and where appropriate, early discussions held with a planning or highway officer of the council.
Applications will be dealt with from submission to a decision from the local authority and may include further discussions, site visits or meetings with planning officers to discuss the specifics of the application made.
Planning Appeals
We can undertake representation on the three main types of planning appeal; written representations, hearing and Public Inquiry.
We will advise at an early stage as to whether an appeal is the most appropriate route of challenging a refusal decision. There are circumstances where amendments to a refusal may be made to overcome any objections by the local authority and a resubmission made.
If it is decided to follow the route of planning appeal, we can advise as to the most appropriate route of appeal and confirm the requirements at each stage of the process.
Unitary Development Plan/Local Development Plan Representation (UDP/LDP)
We can provide representation or objections for UDP and LDP submissions and have extensive experience at appearing at UDP/LDP Public Inquiries. We can provide initial submissions to register suitable land for inclusion within upcoming UDP/LDP's and handle the process for the land owner through the Public Inquiry process.
We can also act as expert witness or advocate at Public Inquiries and have close links with planning Barristers, with whom we have extensive experience of briefing and working with through Public Inquiries and UDP/LDP Inquiries.
Satisfaction of Conditions
We can provide details, appropriate plans and advice in dealing with planning Conditions, removing or varying planning Conditions and dealing with legal agreements involved in development sites.
